How do I apply for a rental property?

You can apply directly online through our website. Please make sure you complete every section and upload all required documents. Applications are processed in the order they’re received.

What are the qualification requirements?

We look for tenants who show financial stability and a history of responsible renting. Our screening process includes credit and background checks, employment and income verification, rental history and landlord references, and more. Our screening process is compliant with all Fair Housing laws, so every application is reviewed consistently and fairly.

How long does it take to get approved?

In most cases, we can process applications within 1-3 business days, depending on how quickly we receive verification from employers and previous landlords. Once approved, we’ll contact you immediately to arrange the lease signing and move-in process.

Do you require a security deposit?

Yes. A refundable security deposit is required before moving in. The amount varies depending on the property. The deposit helps cover potential damages beyond normal wear and tear and is fully refundable if the home is left in good condition at move-out.

How do I get my security deposit back?

Your full deposit will be returned if you leave the home clean and undamaged, return all keys and pay off all rent and utility balances. If deductions are necessary, we’ll provide an itemized statement explaining each charge along with any supporting documentation or photos.

Is renters insurance required?

Yes, we require tenants to maintain renter’s insurance throughout the lease. This protects your personal belongings in case of theft, fire, or damage and provides liability coverage. Proof of insurance must be provided before move-in.

How do I pay rent?

We make rent payment easy! You can pay online through our tenant portal using a bank transfer, debit card, or credit card. You can also set up automatic payments so you never miss a due date. Rent is due on the first day of each month, and late fees may apply after the grace period listed in your lease.

What if I can’t pay rent on time?

If you’re experiencing financial hardship, contact us immediately. We understand that life happens and will work with you to find a short-term solution when possible. Open and honest communication is key.

How do I request maintenance or repairs?

For non-emergency repairs, submit a request through your tenant portal at any time. The portal allows you to describe the issue and even upload photos. For emergencies, such as flooding or major electrical issues, call our 24/7 maintenance line right away. We respond quickly to ensure your safety and comfort.

How quickly are maintenance requests handled?

Our goal is to respond to all maintenance requests within 24 hours. Emergency issues are addressed immediately. Non-urgent repairs are typically resolved within 2-3 business days. We partner with trusted, licensed vendors who complete repairs efficiently and respectfully.

Can I make changes to the property?

Before making any alterations, such as painting, hanging TVs, or installing new fixtures, you must receive written approval from our team. Unauthorized modifications may result in charges or loss of your security deposit. We’re usually flexible with small, reversible updates that make your home feel more comfortable, but please be sure to ask first!

Who is responsible for lawn care and utilities?

Responsibilities vary depending on your lease. Some homes include landscaping or certain utilities, while others are the tenant’s responsibility. Your lease agreement will clearly outline what you’re expected to maintain or pay for. If you’re unsure, our team is always happy to clarify before move-in.

How do I renew my lease?

About 60 days before your lease ends, we’ll contact you to discuss renewal options. We’ll review your rental history, the property’s condition, and current market rates. If you decide to stay, we’ll prepare a renewal agreement and handle everything electronically for your convenience.

What happens if I need to move out early?

If you need to end your lease early, please notify us in writing as soon as possible. Depending on your lease terms, you may be responsible for rent until a new tenant is found or for certain re-leasing costs. We’ll work with you to make the transition smooth and minimize financial impact.

What should I do when I’m ready to move out?

Before moving out, submit your move-out notice according to the timeframe listed in your lease. We’ll send you a checklist outlining cleaning expectations and any required repairs. After you vacate, we’ll conduct a move-out inspection and compare it to your move-in report. Security deposit refunds are processed within the legal time limit, minus any deductions for damages, if applicable.

Can I have pets in my rental?

Many of our properties are pet-friendly, though restrictions vary by home and owner. If pets are allowed, a pet deposit or pet rent may apply. All pets must be approved in writing before moving in.

What if I have a maintenance emergency after hours?

For urgent issues like flooding, major electrical issues or no AC in extreme heat, call our emergency line immediately. Our on-call maintenance team is available 24/7 to respond. For life-threatening emergencies, always call 911 first.
